Kevin Dougherty is the Founder and Senior Advisor of First Commercial Real Estate & Advisory Services, established in 1993. A lifelong Stockton resident, Kevin brings more than three decades of experience in commercial real estate brokerage, investment, and development, with a deep commitment to the growth and revitalization of Stockton and the Central Valley.
Over the course of his career, Kevin has played a significant role in shaping both Downtown Stockton and Central Stockton, particularly along the Miracle Mile corridor. He served as the lead developer and partner in the Downtown Stockton Gateway project, located at the Highway 4 Crosstown Freeway and Center/El Dorado Street corridors. The project—anchored by the co-branded McDonald’s and Union 76—helped catalyze new investment and served as an early driver of downtown redevelopment.
In Central Stockton, Kevin has been a key contributor to the revitalization of the Miracle Mile District. He served as Co-Chairman of the Miracle Mile Ad Hoc Work Group, leading a public-private revitalization and safety initiative exceeding $20 million.
Kevin’s leadership extends beyond his professional work. He has served as Board Chair of the Central Parking Authority, Chair of the Miracle Mile Improvement District, and Vice Chairman of the Downtown Stockton Alliance. He has also contributed to the Stockton Development Oversight Committee and serves on the Finance Committee for the Catholic Diocese of Stockton, reflecting his broad civic engagement and commitment to community stewardship.
Known for his client-focused approach and long-term perspective, Kevin has guided clients in acquiring, developing, and managing commercial real estate portfolios. Over the course of his career, he has been involved in commercial real estate transactions valued in excess of several hundred million dollars. His work emphasizes strategic planning, market insight, and sustainable, multigenerational wealth creation.
Kevin attended St. Mary’s High School in Stockton and earned his degree from San Diego State University. He holds a California Real Estate Broker’s License and is affiliated with CCIM, CAR, NAR, and ICSC.
Outside of work, Kevin enjoys spending time with his wife, Julie, and their two daughters. An avid cyclist and fly fisherman, he takes full advantage of Northern California’s diverse landscapes—from the Central Valley to Tahoe and the coast.
